Prior to move-in, we perform a detailed walk through of the property and ensure the property is in compliance with State of Texas laws and regulations.
Upon move-in, we require the tenant to complete and return a MOVE-IN INVENTORY form within 48 hours. This document details the condition of the property, so when they move out, they have notes on the starting condition of their rental and a clear record of what will not be deducted from their deposit.

Property Maintenance as it should be.
During the time that a tenant is leasing your property, in addition to rents, we take maintenance requests from tenant for any repairs that are necessary and determine whether they are tenant repairs or owner repairs.
Our vendors who perform the make-ready as well as the repairs have worked with our company for years. Their prices are competitive and their response to service calls is timely. They are not on the pay roll, but are independent contractors who work at our request. There are no up-charges for the work that they perform.
At the end of the primary lease term, you as the owner can determine whether to renew or extend the lease and we prepare the lease renewal documents at the predetermined terms.
At the end of the year you will get a detailed summary of all the income and expenses for the property.
