LEASING REQUIREMENTS

Looking to lease a home that fits your needs? Campagna Realtors is a family-owned business that leases properties from local residents. Find a place you can call home.

To get started on leasing a property, please submit a completed Lease Application Package:

  • A completed and signed Residential Lease Application, for each person 18 years of age or older.

  • Application Fee of $75 paid online with application.

  • Photo ID – Valid Driver’s License, State ID or Passport.

  • Income Documentation – Three (3) times the income is required for approval. Three (3) most recent pay stubs with a year to date. If applicant is self-employed, landlord requires two (2) previous years' tax return.

  • Credit Score: 600 or higher Experian Credit Score is required for approval.

  • Rental History: Two (2) years of verifiable rental / mortgage history is preferred. No evictions or collections to previous landlords.

Our screening process includes a credit check, criminal back ground search and sex offender registry search. Additionally, we require income documentation and rental references. Application processing time is approximately two (2) business days, provided all documentation has been received and proper notice has been submitted to an applicant’s current landlord.

PET POLICY : Pets are approved on a case by case basis. Please include a photo of your pet in the application package. Aggressive breeds including pit bulls and rottweilers, or aggressive breed mixes, are prohibited.

UPON APPROVAL

Once the lease application has been approved

  • The lease must be signed and security deposit submitted, in the form of certified funds. A signed lease and deposit is required in order for the property to be removed from the market and held for the resident’s move in date..

  • First month’s rent is due in certified funds prior to picking up keys.

    If tenant is moving into a property after the 15th day of the month, the total rent due is the full amount of 1 month’s rent. On the 1st of the following month, only the pro-rated amount of the rent is due.

    If a tenant is moving into a property, on the 15th day of the month or earlier, the pro-rated amount is paid up front.

  • All pertinent utilities must be into the resident’s name prior to move in. All utilities that the resident is responsible for transferring, will be turned off in our name for the resident’s move in date.

  • The landlord does not warranty, expressed or implied, telephone, cable or internet connections or services. The resident is responsible for any costs related to telephone or cable installation, repairs and monthly billing.

  • Keys to the property will only be given to a resident on the date of move-in, unless the move in date is a weekend. In which case, the resident may pick up keys on the Friday before the weekend, prior to the close of business at 5.30 PM.

  • The Move-In Inventory and Condition Form must be returned to our office or postmarked by the 2nd day after the resident’s possession date. Please complete the form including any new telephone numbers. Be sure to initial next to tenant at the bottom of every page and sign and date the documents, including the Security Release Agreement.

Any requests for repairs must be submitted in writing, excluding emergency repairs. If you email them, be certain that you receive a reply acknowledging receipt. Air filters must be changed or cleaned monthly. Should you have any problems locating the filters, contact your leasing agent.

Note: Emergency Repair items include no heat or air, stopped up sewers, leaking water lines and gas leaks. For all other emergencies please contact 911.
