Leasing Requirements

Looking to lease a home that fits your needs? Campagna Realtors is a family-owned business that leases properties from local residents. Find a place you can call home. To get started on leasing a property, please submit a completed  Lease Application Package:
  • A completed and signed Residential Lease Application, for each person 18 years of age or older.
  • Application Fee of $40 – for each person 18 years of age or older. We accept Cash, Check or Money Order payable to Campagna and Associates, Realtors.
  • Photo ID – Valid Driver’s License, State ID or Passport.
  • Income Documentation –Three(3) most recent pay stubs with a year to date. If applicant is self-employed, landlord requires two (2) previous years' tax return.
Our screening process includes a credit check, criminal back ground search and sex offender registry search. Additionally, we require income documentation and rental references. Application processing time is approximately two (2) business days, provided all documentation has been received and proper notice has been submitted to an applicant’s current landlord. PET POLICY Pets are approved on a case by case basis. Please include a photo of your pet in the application package. Aggressive breeds including pit bulls and rottweilers, or aggressive breed mixes, are prohibited.

Once the application has been approved, the lease must be signed and security deposit submitted, in the form of certified funds.  A signed lease and deposit is required in order for the property to be removed from the market and held for a resident’s move in date. First month’s rent is due in CERTIFIED FUNDS prior to picking up keys.  If a tenant is moving into a property AFTER the 15th day of the month, the rent due is the full amount of 1 month’s rent. On the 1st of the following month, only the pro-rated portion of the rent is due.   Otherwise, if a tenant is moving into a property, on the 15th of the month or before, the pro-rated portion is paid up front. All pertinent utilities must be into the resident’s name prior to move in. All utilities that the resident is responsible for transferring, will be turned off in our name for the resident’s move in date. The landlord does not warranty, expressed or implied, telephone, cable or internet connections or services. The resident is responsible for any costs related to telephone or cable installation, repairs and monthly billing. Keys to the property will only be given to a resident on the date of move-in, unless the move in date is a weekend. In which case, the resident may pick up keys on the Friday before the weekend, prior to the close of business at 5.30 PM. The Move-In Inventory and Condition Form must be returned to our office or postmarked by the 2nd day after the resident’s possession date. Please complete the form including any new telephone numbers. Be sure to initial next to tenant at the bottom of every page and sign and date the documents, including the Security Release Agreement. Any requests for repairs must be submitted in writing, excluding emergency repairs. If you email them, be certain that you receive a reply acknowledging receipt. Air filters must be changed or cleaned monthly.  Should you have any problems locating the filters, contact your leasing agent. EMERGENCY REPAIRS ARE ITEMS SUCH AS NO HEAT OR AIR, STOPPED UP SEWERS, LEAKING WATER LINES, GAS LEAKS. FOR REAL EMERGENCIES, CONTACT 911.

Your peace of mind is important to us. We’ve removed the stress from the process of finding the right tenant.
  • Our extensive qualification process includes a credit check, rental history, income documentation and criminal background screening.
  • Upon tenant approval, we prepare the lease and review the lease with the tenant. At this time, we collect the security deposits and prorated rents.
  • Prior to move-in, we perform a detailed walk through of the property and ensure the property is in compliance with State of Texas laws and regulations.
  • Upon move-in, we require the tenant to complete and return a MOVE-IN INVENTORY form within 48 hours. This document details the condition of the property, so when they move out, they have notes on the starting condition of their rental and a clear record of what will not be deducted from their deposit.

Property Maintenance as it should be.  
  • During the time that a tenant is leasing your property, in addition to rents,  we take maintenance requests from tenant for any repairs that are necessary and determine whether they are tenant repairs or owner repairs.
  • Our vendors who perform the make-ready as well as the repairs have worked with our company for years. Their prices are competitive and their response to service calls is timely. They are not on the pay roll, but are independent contractors who work at our request. There are no up-charges for the work that they perform.
  • At the end of the primary lease term, you as the owner can determine whether to renew or extend the lease and we prepare the lease renewal documents at the predetermined terms.
  • At the end of the year you will get a detailed summary of all the income and expenses for the property.
  • We prepare all the required IRS reports for you.
  • We prepare all the required documents necessary for a tenant to vacate.
  • Upon a tenant’s vacation, we perform a detailed walk-through of the property to start the process once again.
